What is Tele-Inspect?
Tele-Inspect is a live, guided video walkthrough of a home with a licensed home inspector. You hold your phone and walk the property; the inspector tells you where to point the camera and what to look at, and explains what they’re seeing as you go. It’s like having an expert beside you on your first walkthrough.
How does a session work?
- Book a time that suits you, on the web or in the Tele-Inspect iPhone app.
- At your appointment, open the app and join the live video call from the property.
- Your inspector guides you room by room, telling you where to look and what matters.
- Afterwards, you receive your report.
What does the inspector look at?
Every session is a guided visual walkthrough of the areas that can be safely viewed during your showing:
- Heating and cooling equipment
- Plumbing
- Electrical
- Roofing and exterior
- Foundation and structure
Findings are limited to components that are visible, safely accessible, and viewable through your phone during the live session.
Does Tele-Inspect replace a full home inspection?
No. Tele-Inspect is a guided visual inspection: a fast, affordable way to get a licensed inspector’s eyes on a home early, before you make an offer or commit to a full inspection. Because it’s limited to what can be seen and safely accessed through your phone, it doesn’t include dismantling, invasive testing, or operating equipment.

Am I protected during a virtual inspection?
Tele-Inspect is designed so you’re never asked to do anything unsafe. Your inspector won’t ask you to remove panel covers, handle electrical components, take anything apart, or operate equipment that isn’t safe to operate. You’re in control of the camera the whole time.
Every session is also transcribed, so you keep a written record of everything your inspector said.
What do I need for a session?
- An iPhone with the Tele-Inspect app — available now on the App Store, free to download.
- A charged phone and a reliable cell or Wi-Fi connection at the property.
- Access to the property during your session, such as a scheduled showing.
How much does it cost?
$150 per live walkthrough. The app is free to download.
How long does a session take?
Typically 30–45 minutes.
What do I get afterwards?
- A full transcription of the session
- An AI-generated, plain-English summary of the findings
- A buy, consider, or pass recommendation based on what was observed
- A shareable report link you can send to your agent or family

What is the Inspection Report Analyzer?
Inspection reports often run 50–80 pages. Upload yours and our AI reads it for you, producing:
- A one-page, plain-English summary
- Estimated repair costs
- Long-term maintenance projections
- Red-flag warnings, highlighted
Is it really free?
Yes. Uploading and analyzing a report costs nothing, and you don’t need an account to get your summary.
What files can I upload?
PDF files up to 10MB. The analyzer has to read the text in your report, so:
- Password-protected or encrypted PDFs can’t be analyzed. Remove the password first.
- Scanned, image-only PDFs usually can’t be read. If yours was scanned, ask your inspector for the original digital report.
How long does it take?
Most reports are analyzed within about two minutes.
How accurate are the repair cost estimates?
They’re AI-generated estimates to help you plan and prioritize. They aren’t quotes. Get quotes from licensed contractors before you make decisions. Always read your full inspection report, and talk to your inspector about anything important. AI summaries can miss details or get things wrong.
What happens to my report after I upload it?
If you choose to confirm the property’s address, your analysis is saved to that property’s InspectorVilla history, where it can help future buyers, and you’ll earn $10 off a Home History Report. Confirming the address is optional.
Home History Reports
What is a Home History Report?
Think of it as a Carfax for houses. A Home History Report brings together information about a property from multiple sources, so you can see its background before you make an offer. Depending on the property, it can include:
- Previous home inspection records
- Seller disclosures
- Building permits
- Liens
- Ownership, sale, and listing history
- Tax records and history
- Estimated property values
- Mortgage and loan records
- Foreclosure history
- Neighborhood information
- Property details and photos
How much does it cost?
$30, or $100 when the property has professional inspection records on file. The higher price reflects the extra detail those records add. You’ll see the exact price before you pay.
How long can I access my report?
For 90 days after purchase.
Where does the information come from?
Public records, inspection reports contributed by inspectors and buyers, and seller disclosures shared by real estate agents. Public records vary from county to county, so some reports have more detail than others. Each report shows everything available for that property. We can’t guarantee that every record is complete or current.
I’m a real estate agent. Can I get reports for my clients?
Yes. Agents earn credits, including by uploading seller disclosures, and can redeem them for Home History Reports for their buyers. Learn more for realtors.
Home Inspections through InspectorVilla

How do I book a home inspection?
- Search for inspectors who serve your area.
- Compare profiles and choose an inspector.
- Pick a service and any add-ons.
- Choose a date and time from the inspector’s availability.
- Review the total and pay a deposit to confirm.
How much does a home inspection cost?
The price depends on the inspector, the service you choose, any add-ons, and travel fees. You’ll see the full price before you book.
How does payment work?
You pay a $50 deposit to confirm your booking. The remaining balance is charged automatically the day before your inspection.
Can I cancel?
- 48 hours or more before: full refund.
- Within 48 hours: your deposit is kept, and any balance you’ve already paid is refunded.
- If your inspector cancels: you always get a full refund.
How do I receive my report?
Your inspector delivers the report through InspectorVilla, and you can view it from your booking. You can also create share links for your agent or family.

How do I join InspectorVilla as an inspector?
Sign up as an inspector and create your profile. Our team reviews every new profile. Once you’re approved, you’ll appear in search results and can start receiving bookings.
How do I set my availability?
Set your weekly working hours, and block off specific dates when you’re unavailable. Buyers can only book times you’ve made available.
How do I choose where I work?
Add the zip codes you serve, or set a service radius around a location. You can add a travel fee for areas farther away.
How much do inspectors get paid, and how?
Payouts go through Stripe.
Can I earn anything for past inspections?
Yes. Upload completed inspections to InspectorVilla to earn credits, which you can redeem for Amazon, Home Depot, and Lowe’s gift cards.
